At Erasmus Life Lisboa Housing we make reservations either online (before the student’s arrival) or offline (after the visit).

Before the student’s arrival, a deposit equivalent to one month’s rent and a service fee are required to confirm the room reservation.

Before the student’s arrival, they will be charged a deposit in the amount of a rent and a service fee in order to confirm the room reservation. Upon arrival, the student will pay one month’s rent directly to you.

After check-in, students have 48 hours to inform if they want to cancel their reservation.



The cancellation must have a valid reason, for example something that was promised and is not in the house or serious problems with the structure of the house, etc.
Furniture exchanges are not considered valid reasons, for example.

Our cancellation policy is generally strict for both students and landlords, as both parties want the accommodation situation resolved soon after booking.
That is why, in the event of cancellation by the landlord, a plausible justification is always requested, which will be analyzed by us. For example: a leak in the wall is justified; finding a better offer after the student has made the payment is not justified.


Bearing in mind that we charge a deposit to the student, in the event of any cancellation request you will be free to decide whether the full amount, partial or no refund will be given.On the other hand, if the landlord decides to cancel for any unjustified reason, we will always have to charge the booking fee to the landlord.


If everything is ok, we will transfer the deposit amount to you after we have withdrawn our commission within a maximum of 5 days after check-in.
